Commercial Property Executive reports that institutional equity investors are increasingly turning to private debt funds to reduce risk while capturing attractive returns. Market volatility, high interest rates, and selective distress in office, retail, and warehouse sectors are driving the shift.
Paul Rahimian, Founder and CEO of Parkview Financial, notes the environment is similar to 2009, when Parkview launched. “The environment we’re in is very attractive for us as a private lender because it gives us a chance to deploy capital when banks aren’t,” he said, adding that strong equity investors are exploring fixed-income alternatives like private real estate debt funds.
